Terms and Conditions

Thank you for your interest in our holiday home. We look forward to welcoming you to our farm.

Payment and Cancellation Terms

We asked you for a 20% or £200 non-refundable deposit (whichever is greater) payable upon reservation, with the balance due 6 weeks before you arrive. For bookings made from March 2024, the balance will be due 8 weeks in advance of your arrival dateYou can pay by bank transfer (free of charge) or Pay Pal (via our bookings channel subject to additional fee). Details of the balance due will be advised to you by e-mail. No entry to the property will be allowed without payment, in full, being cleared before arrival.

Should you have to cancel your holiday after you have paid for your break in full, if we are able to re-let those dates we will refund the balance, however the initial 20% or £200 deposit which you pay on reservation is non-refundable. We advise that you have your own travel insurance to cover all eventualities. However, we will endeavour to be flexible and change booking dates subject to availability. Prices may not be the same for your alternative booking dates and you will need to pay any difference in price. From bookings made from March 2024 onwards, there is the option at the time of booking to insure your holiday through our bookings channel. 

Rental Agreement

In addition to Payment and Cancellation terms, there is some small print below – to make sure you’re aware of all of our T&Cs. References to “we” or “us” is the Owners of Pant Farmhouse and “you”, “your”, “guests” is the person making the booking as well as all members of the holiday party.

The Contract for a short-term holiday rental will be between “us” as the Owners of Pant Farmhouse and “you” the person making the booking as well as all members of the holiday party under the following booking terms. The Contract will be governed by Scottish Law and must be complied with subject to these booking conditions.  The person whose name is on the booking form (referred to as the “Responsible Person”) agrees to take full responsibility for ensuring that all the following Terms and Conditions are adhered to by all members of the party. The Responsible Person must personally stay at the property throughout the holiday and be at least 18 years of age at the time of booking. The names, addresses and ages of all members of the party must be shared with the Owners on request. When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. Once payment of the deposit has been made then the contract is deemed valid.

If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the lodging costs based on the time remaining of the booking. This will be the full extent of the liability of the Owners. No additional compensation, expenses or costs will be payable.

As far as the law allows, Pant Farmhouse, its employees and representatives shall not be liable to you or your party for loss, damage or injury to you or any of your party or your/their property or vehicles as a consequence of this agreement or the occupancy following thereon. You agree to indemnify Pant Farmhouse against loss, damage or injury sustained to the property or any persons as a result of any breach of these conditions or arising from the fault of you or any member of your party

We reserve the right to enter the farmhouse at any reasonable time for inspection, repairs, delivery of linen etc. We will endeavour to contact you in advance, however, this may not be possible if there is an emergency repair that is required.

The property is let for the purposes of a holiday let to which paragraph 6 of schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016 applies. The rental agreement confers the right to occupy the accommodation for the agreed period only. You undertake to use the property solely for its purpose as self-catering accommodation. Causing a nuisance or disturbance to neighbours or any unreasonable behaviour may result in the Owner requiring the Responsible Person or their guests to leave the property.

Under no circumstances may more than the maximum number of 12 persons occupy the property, unless by prior arrangement with the Owners, in which case there will be an additional charge at the Owner’s discretion. We reserve the right to refuse admittance or terminate the occupation if this condition is not met.

We’d greatly appreciate it if you could let us know if anything is broken. We would like to ensure it is either replaced or repaired as soon as possible. We reserve the right to charge for breakages, loss or damage.

We have updated our cleaning regime in light of Covid-19 and there will be an information sheet in the farmhouse about waste disposal and cleaning. The farmhouse is cleaned, and beds made up for your arrival. 

We ask that when you leave, you leave it looking neat and tidy. This includes washing up, dishwasher emptied, placing rubbish in bin liners and putting in outside bins, ensuring ovens and barbecue are clean and free from grease. We reserve the right to make a charge of £50 for extra cleaning if the accommodation is not left in a satisfactory condition.

About the Farmhouse

Arrival and Departure Times

The farmhouse will be ready for guests from 4.30pm on your arrival day and departure is any time before 9.30am.  Later departures are strictly by arrangement only, in advance. 

All beds are zip and link. Please let us know a week in advance if you’d like to change the set-up from 3 Doubles and 3 Twins, or 3 Doubles and 1 Twin (if reduced occupancy has been agreed in advance) . Please also let us know if you need a Cot bed. A full set of linen and towels including a bath sheet and hand towel per person and tea towels are all provided at no extra cost. We have some additional towels for use in the hot tub. We recommend you bring flip-flops or sliders for hot tub use.

Internet access is provided for guests’ use. You agree to reasonable and lawful usage of this service. 

The internet is supplied by 4G and may be affected by the source of the supply due to demand. We are a rural location but have achieved reasonable download speeds using this method.

There is no landline broadband capability but good 4G coverage is available across most networks.

Two of your four legged friends are invited too – free of charge. Please let us know in advance if you are bringing any dogs. And don’t forget to bring beds for your pets, food and water bowls and towels for muddy paws. We ask that you keep your dogs downstairs at all times – there is a stair gate to assist with this!

All initial logs for the wood burning stoves are provided free of charge. We can supply additional logs if required – there may be a small charge.

In line with Scottish Government Short Term Let requirements, Pant Farmhouse is licensed for maximum of 12 guests.  License number: EA00009F. Expiry 18/06/2026.
